The former Ketelhuis and Schoonmakerij at De Meelfabriek in Leiden are undergoing transformation. Above the commercial base, which includes space for a Spa, Wellness center, and culture, 15 apartments will be created in both of these nationally listed buildings. The lofts vary in size; the Ketelhuis will house five apartments of approximately 130m² each, while the Schoonmakerij will feature four apartments around 80m², four around 100m², and two duplex apartments measuring 140m² and 170m². These apartments retain visible existing structures, making the historical complex’s history a defining feature of living in an industrial national monument. Despite the historical elements, the apartments will be equipped with all modern comforts, fully insulated, and furnished with state-of-the-art heat pump technology and underfloor heating and cooling, completely gas-free and future-proof.
The lofts are flexible in layout within technical constraints, allowing multiple apartments to be combined into larger homes. Buyers can collaborate with a buyer advisor to determine the placement of interior walls, whether it’s one, two, or three bedrooms, a closed kitchen, or an extra-large open living room—all possibilities are open. Generous allowances are included to customize the apartments to buyers’ preferences: €10,000 for supplying, installing, and connecting sanitary ware and €100 per m² for purchasing and processing wall and floor tiles in bathrooms and toilets. All amounts include VAT.
On the ground floor of the old Ketelhuis, space is reserved for art and culture, while the first floors of the Schoonmakerij will host a part of the Spa and Wellness center complete with a swimming pool. Much of De Meelfabriek project is already completed and inhabited, showcasing the quality on-site. The first phase includes over 60 apartments, housing for young professionals and commercial spaces, a beautifull garden designed by Piet Oudolf and an underground parking. The lofts of the second phase in Meelpakhuis and Silotoren are delivered this year. The final phase, which includes these residences, will also feature a hotel and Azurro City Spa and a concept store in Meelpakhuis. In short, it’s a magnificent industrial monument and a hotspot in Leiden unmatched in its beauty—a fantastic place to be.
