Shaping De Meelfabriek goes beyond architectural drawings. It begins with a vision and takes form in a masterplan, in which the passion and conviction underlying that vision remain tangible. At its core, De Meelfabriek is built around the values of encounter and connection, aspiring to become a new hub for the city and its surroundings.
All new functions within the project are designed to encourage interaction and connection, both commercial and non-commercial. Today’s highly individualised ways of living and working call for spaces that bring people together. A vibrant city provides such places, and De Meelfabriek aims to be one of these key meeting points.
FROM VISION TO MASTERPLAN
De Meelfabriek is a redevelopment project in which the qualities of industrial heritage are combined with the contemporary knowledge economy. By deliberately mixing functions focused on variety and diversity, the conditions are created for a vibrant and creative meeting place. De Meelfabriek actively opens itself to the wider region, fulfilling a culturally and socially enriching role. The development offers added value to local residents and an inspiring destination for visitors and tourists alike. This also applies neighbourhoods of Leiden that were previously outside the city’s main centre of activity and are now more closely connected to the historic centre.
Physical connection is strengthened by the project’s location and its emphasis on sustainable transport. From De Meelfabriek, Schiphol Airport, Amsterdam, The Hague and Rotterdam are easily accessible via the motorway network, while the beach and Keukenhof are also just a short distance away. Cycling and public transport are encouraged wherever possible, while access by car remains convenient when needed. For private transport, a three-level underground car park provides ample space for residents and visitors, including a large number of charging points.
This ensures that the site itself remains largely car-free without compromising on comfort. By bike or on foot, the historic city centre can be reached within minutes. De Meelfabriek Tuin forms one of the links within the Singelpark: a unique city park stretching for kilometres around the historic centre of Leiden. The surrounding canals form the park’s blue artery. As a result, the grounds of De Meelfabriek become part of a continuous route for pedestrians, cyclists and boaters alike. Bizon Events, located within De Meelfabriek, is the ideal place to hire bicycles or book a trip on the water in an electric boat. Naturally, visitors can also moor nearby with their own boat for lunch, dinner, culture, shopping or an overnight stay.
Within the commercial functions, hospitality, retail and wellness will place special emphasis on personal encounters. The sports and wellness centre, for example, will focus on wellbeing in the broadest sense of the word. It will be accessible to hotel guests, residents and outside visitors alike. The hotel will offer both business and leisure guests an exceptional experience through its unique spaces, remarkable surroundings and warm hospitality. The retail offering will focus not on mass production, but on carefully selected products and bespoke craftsmanship. Customers will receive personal attention, tailored advice and the comfort of leisurely moving from hotel to shop, to wellness facilities and on to a coffee in the bar.
The office spaces are also shaped according to the philosophy of De Meelfabriek. Established companies located here will share affinities with creativity, sustainability and wellness. Examples include design studios, ateliers, physiotherapy practices and learning workplaces. A varied collection of spaces will emerge, each with its own architectural identity and character. The Schoonmakerij will house the wellness facilities and will connect directly to the Silotoren. An arts and culture-related programme is being considered for the Ketelhuis.The ground floor of the modern Singeltoren, situated between the street and the inner garden and directly connected to the car park, is home to a kitchen showroom, alongside the existing office spaces in the Directiekantoor and the shops within the Riffellokaal. Private and shared workspaces alternate throughout the development, always with the aim of strengthening one another – Â from De Meelfabriek to the businesses themselves, and vice versa. The current entrepreneurs already set the tone through a mix of established firms, start-ups and a diverse range of services.
Art and culture also play a central role. Flexible spaces can be used for debates and gatherings, exhibitions, events, workshops, studios and film screenings. Programming may range from fashion shows to philosophy club events. There is also room for art exhibitions and conferences. Activities are interwoven throughout the buildings and across the different functions. Even now, the distinctive buildings are highly sought after as inspiring backdrops for a wide variety of performances and festivals.
As a high-quality conference city, Leiden can stand alongside internationally renowned cities such as Oxford, Cambridge and Salamanca. With its university and Bio Science Park, Leiden ranks among Europe’s leading scientific knowledge centres, providing fertile ground for international conferences.
The city attracts both business and leisure visitors. Thanks to its thirteen museums, Leiden is uniquely positioned in the Netherlands as a place where culture can effortlessly be combined with business meetings. STAY AT DE MEELFABRIEK
The Silogebouw will house ‘the place to sleep’ in Leiden: Hotel De Meelfabriek. ‘Meelfabriek’ means ‘flour mill’, so anyone booking a room there will be sleeping in a place where many tons of flour used to be stored. The concrete silos will be opened up and transformed into special rooms and short-stay apartments, offering robust accommodation with a charming interior. Guests will still experience the authenticity of the former mill while enjoying the luxury of a contemporary 4-star hotel.Â
The upper floors will house a Skybar and restaurant and a unique room as a new landmark on the top of the Silogebouw. The familiar S-shaped block building will be retained and will soon accommodate a suite with fabulous views of Leiden.Â
FOOD & DRINKS
You won’t be short of delicious food and drinks when visiting De Meelfabriek. Whether it’s breakfast, lunch, dinner, or a snack throughout the day, there will be a diverse range of dining options available in the future at various locations, catering to every moment of the day.
For now, you can visit GRUTSK in the Riffellokaal for the best coffee with delightful pastries and a view on Piet Oudolf’s garden. Alternatively, grab a coffee-to-go for a stroll through the Singelpark. Feel free to relax in the afternoon with a refreshing drink and perhaps a charcuterie board. GRUTSK is honest, open, and sustainable, working closely with local suppliers.
The separate meeting room, set in an industrially historic setting, can accommodate up to 40 people (depending on the setup). This versatile space can be used for receptions, workshops, and other events. Additionally, you can combine your meeting with activities such as a boat trip on the BizonSloep, an Escape Game, or a guided tour on the site of De Meelfabriek.
RELAX AT DE MEELFABRIEK
Wellbeing is a central theme at De Meelfabriek, encompassing both physical and mental wellness. After a long history of hard work, the Schoonmakerij is being transformed into a space dedicated to wellness and beauty. There will be a City Spa that seamlessly connects to the Silotoren. In addition, businesses that align with this philosophy can establish themselves here. For instance, De Fysio Specialist is already located in the Molengebouw, and Nalu Collectiv hair salon is situated in the Riffellokaal.
EXPERIENCE DE MEELFABRIEK
There is considerable interest in art and culture, and a large area will therefore be set aside for this purpose at De Meelfabriek. These flexible spaces can be used for contact and debate, exhibitions, events and workshops, and also an intimate film theatre. The programme can vary from a fashion show to a philosophy club meeting. Other options include a conference centre and an exhibition venue. The activities will be interwoven through all of the buildings and through the different uses of the site. The distinctive buildings are already very much in demand as an inspiring backdrop for various productions and festivals. The venue will also attract the business market.

VISIT DE MEELFABRIEK
The ground floors of the various buildings will be home to a collection of distinctive shops and workspaces, including boutiques and flexible workplaces. These businesses will attract visitors and create a lively atmosphere. Rather than large franchise chains, the focus is on inspiring independent businesses with connections to art, design, craftsmanship and sustainability.
Riffellokaal is already home to a range of creative, sustainable and socially driven entrepreneurs, where collaboration plays a central role. Beneath Singeltoren, space has been created for design within a kitchen studio. On the ground floor of Meelpakhuis, a creative flexible workspace will be introduced.
