SINGELPARK

The Singelpark is a 6.5 kilometre-long urban park laid out along the banks of the Leiden canals and is an initiative of the inhabitants of Leiden. Circular in shape, with no beginning or end, it is a park created by and for the people of Leiden.

The Friends of the Singelpark Foundation, LOLA Landscape Architects, Leiden city council and many inhabitants and organisations in the city will be working together over the next few years to link up the city’s various urban parks and canals to form one unique, compact park. De Meelfabriek is uniquely situated on this ring between the greenery of the Ankerpark and the Lakenpark and will soon form another beautiful link in the Singelpark chain with the completion of the Meelfabriek garden.

Park your car in the De Meelfabriek parking garage if you want to visit Leiden center or De Meelfabriek, for short as well as long term parking. You can pay by the hour up to a maximum daily rate or inquire about subscription options. We are open 24 hours a day, 7 days a week. Multiple charging spots available to charge your electric car. Spacious layout and extra wide parking spaces available for the disabled. Maximum entry height is 2.10 meters. Payment can be made by debit card, credit card and contactless with your mobile (no cash). Pedestrian entrance is under the Singeltoren on the garden side. Both staircase and elevator present. The automatic outside door making it easeier to exit for the disabled.

De Meelfabriek parking garage is located at Oosterkerkstraat 12, between Lakenplein, Katoenpark and Ankerpark, close to Leiden center, Kaasmarkt, Hooigracht and Nieuwe Rijn. It is in the middle of the walking route of Leiden’s Singelpark and beneath De Meelfabriek Garden designed by Piet Oudolf. There is a coffee bar and gift store right by the pedestrian entrance to the garage. The Zijlsingel, Zijlpoort, Zeeheldenbuurt, Haven and the city center are within walking distance.

The garden of De Meelfabriek serves as a peaceful oasis amidst all the liveliness. Designed by landscape architect Piet Oudolf, renowned for his work on The High Line in New York, the garden embraces the ever-changing nature without restraining it in his designs. Oudolf masterfully utilizes the beauty of new colors and forms that each season brings. Visitors to De Meelfabriek Garden will feel a sense of familiarity while being pleasantly surprised every time.

The Square, as the focal point of De Meelfabriek, becomes a vibrant and bustling space. Residents, hotel guests, wellness visitors, shoppers, and diners, as well as those taking a stroll around the Singelpark, will all utilize the square. Thanks to the underground parking garage, the De Meelfabriek premises can be kept car-free.

PIET OUDOLF

Piet Oudolf (1944) is undoubtedly the most renowned Dutch landscape architect. His gardens and parks have gained international fame, including The High Line in New York and Millennium Park in Chicago. He resides and works in Hummelo, Gelderland, alongside his wife Anja. Oudolf is a prominent representative of The Dutch Wave, a movement in garden architecture that draws inspiration from natural plant communities, art, and the passage of time (seasons). He has received various awards, including the Prins Bernard Cultuurprijs, Sikkens Prize, Maaskant Prize, the Elizabeth Medal of Honour, and has been appointed Officer in the Order of Orange-Nassau.

LOLA, PETER VEENSTRA

LOLA Landscape Architects is a forward-thinking firm specializing in landscape architecture. They explore and design spatial transitions within existing cultural landscapes. With thoughtful ideas and targeted interventions, LOLA (LOst LAndscapes) aims to optimize these landscapes, transforming them into beautiful, healthy, and sustainable places. A key focus is on creating unique experiences: landscapes to wander, amaze, marvel, enjoy, and dream in. They work globally on various large-scale landscape designs, including the Singelpark in Leiden. Alongside Piet Oudolf, they designed the landscape of Gasklockan in Stockholm, an area filled with abandoned gasometers. Peter Veenstra is a co-founder and partner of LOLA, and he has received accolades such as the Maaskant Prize for young architects and the Topas Landscape Award.

In partnership with Piet Oudolf, they designed the landscape around Gasklockan in Stockholm, an area full of disused gasometers. Landscape architect Piet Oudolf collaborates with LOLA Landscape Architects, who are involved in the overall layout of the site and co-designers of the Singelpark. The garden was completed in the spring of 2023, with a staggering 13,000 plants of nearly 60 different species planted. Currently, the garden is still fenced off to protect the new plantings. We hope that nature will thrive, ensuring the plants grow strong roots in the ground. Soon, we look forward to welcoming you to the garden so we can enjoy it together!

DUWO GEBOUWEN

DUWO GEBOUWEN

The DUWO buildings comprise two residential blocks with 58 luxury student apartments and a single-storey underground car park. Commissioned by DUWO, which specialises in student accommodation, these apartments have been built to house students and postgraduates. The buildings overlook the Waardgracht canal or Looiersplein on one side and the future Meelfabriek garden on the other.

The choice of finish, colour and use of materials ensures that this is no average student complex. The use of corten steel (weathering steel) on the end wall, the railings of the built-in balconies and the walkway gives the buildings a warm, rugged look. Combined with the choice of facing brick and the darker recessed window frames made of anodised aluminium, this fits in well with the redevelopment of De Meelfabriek.

The apartments have been occupied since October 2018.

It was slated for demolition, but now the charm of the Poortgebouw (gate house) is of great value to De Meelfabriek and it is even designated as a national monument. The old Poortgebouw has been restored and adapted for reuse.

The building dates back to 1940 and, like the adjacent Directiekantoor, is designed in a style influenced by Functional Expressionism by architect B. Buurman. It originally served as a bicycle storage and garage for executive cars.

In the rear section, storage spaces will be built for the residents of the Meelpakhuis, along with the necessary transformers. At the front, the contractors and construction staff will be temporarily located.

DIRECTIEKANTOOR

Once the headquarters of Meelfabriek De Sleutels, housing the management, administration and laboratory, this building now accommodates seven inspiring companies. The property has been fully restored, with the exterior facade, windows, and interior spaces brought back to their original state where possible. The numerous original elements exude the atmosphere of its remarkable history.

The Directiekantoor was built in 1940, designed by architect B. Buurman in the style of Functional Expressionism. The facade features a brickwork plaque of a corn mill from 1734 called ‘De Oranjeboom’ (The Orange Tree). The laboratory on the second floor was used for chemical testing of the flour. Factory workers would conduct test bakes to determine if the flour met the required quality standards. They would take home the test loaves and cakes in the evenings. The authentic Leiden keys above the entrance symbolize the company that had been called ‘Meelfabriek De Sleutels’ since the 1920s. The previous name, ‘Stoom-meelfabriek De Koster & Co.’ (Steam Flour Mill De Koster & Co.), became obsolete with the advent of electricity.

SINGELTOREN

Situated in the specially designed slender residential tower, reaching a height of 45 meters, are 30 apartments and 2 penthouses. Located on Oosterkerkstraat, with views of the Leiden city center, the Meelfabriek Garden and Square, and the Singel canal – hence the name.

The Singeltoren consists of three interconnected towers of varying heights, blending in with the diversity and composition of the surrounding buildings. The division into three volumes gives the Singel Tower a sleek and elegant appearance, making a subtle addition to the skyline of Leiden.

A modern and clean detailing of concrete, glass, and aluminium gives the tower its own identity that seamlessly fits with the industrial character of the Meelfabriek. The floor-to-ceiling windows provide a magnificent view of the beautiful city and the Zijlsingel canal. The high-quality glass insulation (A+++) ensures low energy consumption and sound comfort. The building utilizes its own ground sources for sustainable energy supply. The ground floor has an open character enhancing the connection with the surroundings. It houses the entrance to the parking garage and Barthen Keuken Design.

The Singeltoren is constructed on top of the underground parking garage. The load-bearing structure of the tower itself is formed solely by the facade columns and the elevator core, allowing for highly flexible interior layouts that can be adapted according to the user’s preferences.

The foundation has already been laid with the construction of the underground parking garage in 2018. The parking garage, with three levels, meets the total parking demand of the Meelfabriek and accommodates over 300 cars. This ensures that the site remains car-free, providing space for a garden, square, and pedestrian area.

The appartments were completed in 2022.

MOLENGEBOUW AND RIFFELLOKAAL

The Molengebouw dates back to 1947, and the Riffellokaal dates back to 1931. Previously, these buildings were filled with machinery for grinding and processing grain. Thoughtful interventions have been made to adapt the old factory buildings into residential spaces, meeting the demands of the modern era while preserving their monumental industrial character. The distinctive steel structure has been kept visible and treated with special fire-resistant and insulating measures. The masonry and mortar work have been restored. The beautiful slender frames have been carefully restored and equipped with insulated glass. The original wooden ceiling panels have been preserved as much as possible.

The floors have been transformed into stunning lofts, where the characteristic old steel structure remains visible. These spacious and bright lofts feature high ceilings, some reaching up to 5 meters. Atop these two national monuments, a state-of-the-art penthouse with a rooftop garden has been added.

The first lofts were delivered in March 2020.

HISTORY OF THE SILOGEBOUW

The Silo Building is composed of three parts, with the oldest part dating from 1907 and the other two from 1937 and 1938. It is considered the first concrete silo building in our country. The building is situated on the Meelfabriek Square and the Singel. From the waterfront, the sloping white plastered facade stands out because of its remarkable detailing. In form and use of materials, the building is a now rare building from the pioneering phase of reinforced concrete construction.

MEELPAKHUIS

Located between the Singel canal and the Meelfabriek Square, the Meelpakhuis will feature 12 lofts and 8 penthouses. The transformation of this national monument from 1937 is truly unique. The design is an unequivocal response to the question of what makes a monument a monument. A critical perspective and the courage to not take the easiest path are essential in this regard. The result is a design that showcases the monumental elements and industrial loft atmosphere alongside contemporary luxury and sustainable residential comfort.

The Meelpakhuis was constructed in a functionalist architectural style, designed by B. Buurman. As the name suggests, this building used to store flour. Given the weight of all that flour, mushroom-shaped columns were installed for support. To highlight the distinctive rhythmic structure of these powerful columns, the facade of the building is stripped away, and a slightly recessed glass facade is installed. This allows the column structure to be visible from the outside, providing future residents with ample light and a phenomenal view of Leiden.

To create a distinctive loft atmosphere, the interior keeps the columns as free as possible while incorporating all the necessary amenities for optimal living comfort. The glass facade is extended above the building, creating three additional floors with unique penthouses, each featuring 2 or 3 units. Through the choice of materials and design, the modern new extension forms a fascinating unity with the original structure.

The ground floor and the first floor will be dedicated to an innovative commercial and cultural concept. With views over the Singel canal and the Meelfabriek Square, it will be a gem within the complex of De Meelfabriek.

SCHOONMAKERIJ

The former Schoonmakerij and Ketelhuis on the grounds of the Flour Factory in Leiden are being transformed. In these two national heritage buildings, 15 apartments will be created above the commercial plinth, which will house space for a spa, wellness center, and cultural activities. The lofts vary in size; the Ketelhuis will feature five apartments of approximately 130m2, while the Schoonmakerij will include four apartments of approximately 80m2, four of approximately 100m2, and two duplex apartments of 140m2 and 170m2. These apartments will showcase the existing structures, allowing the history of this historic complex to be visible and integral to the living experience in an industrial national monument. Despite the historical elements, the apartments will be equipped with all modern comforts, including full insulation, modern heat pump technology, underfloor heating and cooling, making them completely gas-free and future-ready.

Within the technical possibilities, the lofts can be freely configured, and it is possible to combine multiple apartments into an even larger residence. Buyers can work with the buyer’s guide to determine the placement of the interior walls. One, two, or three bedrooms, a closed kitchen, or an extra-large open living room—it’s all possible. Generous allowances have been made to finish the apartment to the buyer’s preferences. HISTORY

SCHOONMAKERIJ - National monument

The architectural style of the building, where grain was once washed, features elements of the “ Nieuwe Bouwen en het Zakelijk Expressionisme” movements. The brick facade is characterized by long lines of steel windows and shutters. The freestanding reinforced concrete skeleton, rarely used in factory buildings around 1937, makes this structure unique. The frame structure of concrete columns and beams sets the tone for the ambiance of the future spaces. Where grain was once washed, Azzurro City Spa will soon be located, with apartments on the upper floors. The sports and wellness facilities on the ground floor will extend into the adjacent new Silotoren building and the swimming pool.

KETELHUIS

The former Ketelhuis and Schoonmakerij at De Meelfabriek in Leiden are undergoing transformation. Above the commercial base, which includes space for a Spa, Wellness center, and culture, 15 apartments will be created in both of these nationally listed buildings. The lofts vary in size; the Ketelhuis will house five apartments of approximately 130m² each, while the Schoonmakerij will feature four apartments around 80m², four around 100m², and two duplex apartments measuring 140m² and 170m². These apartments retain visible existing structures, making the historical complex’s history a defining feature of living in an industrial national monument. Despite the historical elements, the apartments will be equipped with all modern comforts, fully insulated, and furnished with state-of-the-art heat pump technology and underfloor heating and cooling, completely gas-free and future-proof.

The lofts are flexible in layout within technical constraints, allowing multiple apartments to be combined into larger homes. Buyers can collaborate with a buyer advisor to determine the placement of interior walls, whether it’s one, two, or three bedrooms, a closed kitchen, or an extra-large open living room—all possibilities are open. Generous allowances are included to customize the apartments to buyers’ preferences: €10,000 for supplying, installing, and connecting sanitary ware and €100 per m² for purchasing and processing wall and floor tiles in bathrooms and toilets. All amounts include VAT.

KETELHUIS - NATIONAL MONUMENT

The building originally served as a flour warehouse dating back to 1894. Interestingly, over time it became known as the Ketelhuis, even though the actual Ketelhuis stood adjacent to it.

The Ketelhuis is recognized for its architecture and cultural-historical value, considered a well-preserved example of a utility building with distinctive detailing and an early application of concrete and iron construction. It stands as a rare example of a structure from the early phase of concrete construction combined with an iron skeleton. The concrete barrel vault roof is reinforced every three meters by iron profiles that replicate the shape of the vault. This is the only building at De Meelfabriek with a round roof.
